Rental Application & Qualification
What is the rental criteria?
Applicants must meet the following general criteria:
- Average group credit score: 625
- Household income: At least 3× the monthly rent

I’m self-employed — what documents do I need to provide?
Self-employed applicants are typically required to submit:
- Most recent tax return
- 12 months of personal bank statements
- An up-to-date profit and loss statement
How much is the application fee?
- $50 per applicant
- Applies to all applicants, including co-signers

Lease Terms & Move-In
What payments are required before moving in?
Before move-in, the following payments are required:
- Non-refundable first month’s rent to take the property off the market
- Security Deposit #1, due within three business days of signing the lease
What is the second security deposit for?
Under updated Philadelphia regulations, what was previously called “last month’s rent” is now treated as a second security deposit. It is divided into three equal payments due in months 2, 3, and 4 of your lease, and the full amount is credited in month 12 of your initial lease term and applied toward that month’s rent.
In short: you pay it in months 2–4, and it is used in month 12.
Can I sign a 24-month lease?
In most cases, yes — however, all extended lease terms must be approved by the property owner.
Is there a discount for signing a longer lease?
Lease pricing is determined by the property owner. In some cases, longer lease terms may be considered, but all offers must be reviewed and approved by ownership.
How much notice is required to move out?
- We begin our annual renewal process about 120 days before your lease ends and will send you updated renewal terms (if applicable).
- If you plan to move out, you must provide at least 60 days’ written notice before your lease expiration date.
- If we do not receive written notice from you, your lease will automatically renew under the updated terms that were provided.
- If you already know you won’t be renewing, feel free to let us know early — it helps everyone plan ahead.
Pet Policies
How much is the pet fee?
- $50 per dog (per month)
- $35 per cat (per month)

Utilities & Services
What utilities are included?
Utilities vary by property. Please refer to the individual property listing for details on what is included.
What is the estimated cost of utilities?
Utilities are based on usage and as such, it is not easy to provide an estimated cost. Additionally, we only have direct access to the water bill. However, we’re happy to reach out to current tenants to help provide general guidance on utility costs when possible.
Which utility companies will I need to set up?
Tenants are responsible for placing the following utilities in their name prior to move-in:
Electric service is provided by PECO (1-800-494-4000 | www.peco.com), and gas service is provided by Philadelphia Gas Works (PGW) (215-235-1000 | www.pgworks.com). Both services can be set up online or by phone.
Water remains in the property owner’s name and is billed back to tenants.
